Summer is around the corner; we have seen an improving stat in May’s market highlight. Total sales have increased 44.2% from last month but it’s still below the 10 year average. Even though the sales number has increased, the price still in the downward trend due to excess supply. The inventory is still surpassing the demand and it’s to drive the price further down. There are total of 14,685 active listing which is the highest in the last 5 years. However, a positive note about the Month of Inventory (M.O.I) for all type of homes, besides the detached is still on the buyer’s side, the attached/condos are back to the balanced market. If you are looking to enter the market, there are plenty of properties to choose from and normally you can negotiate it with a price in your favor. If you are looking to sell your property, it’s critical that you priced your home correctly in the beginning as the overpriced property won’t sell at today’s market.
